Suitable for a larger family, or a group of friends, this is a detached property in the village of Aberffraw is 10 minutes’ walk from a beautiful beach surrounded by sand dunes. The property has 3 upstairs double bedrooms two large downstairs communal living spaces, a sunroom, and an enclosed garden. Dogs are allowed in the property and the local beach is dog friendly.
The property has space for 2 cars out front, and if required the double gates can be opened and a 3rd car parked in the driveway.

Ground Floor
Entering the front door there is a wood floored hall with space for placing bags and a cupboard containing cleaning equipment and with space for hanging coats.

Dining Room / Kitchen
A large through room split into two parts by a breakfast bar – a dining area and a kitchen.
The dining area has dining table providing plenty of space for 6 adults to eat, a wood burning stove, and a futon which we allow to be used as a dog bed.
The kitchen is fully stocked with good quality kitchen equipment and has a fridge, freezer, dishwasher, double oven, microwave, DAB radio \ music player.

Living Room
The living room is equipped with a large Samsung smart TV on which you can stream from your Netflix \ Spotify \ Amazon \ Disney \ Sky account. The TV is attached to a soundbar and woofer for improved sound quality. There is also an old Xbox with some games and the ability to play DVDs.

There is plenty of sofa space for 6-8 people – we ask you not to let your dogs onto the furniture.

There is a corner desk with a charging point and light – suitable for a bit of remote working if this is required.

 Sun Room
Tile floored, and equipped with plenty of cupboard space and a washing machine – this is an ideal space for drying off after the beach, and for storing your bikes, beach equipment and shoes and for playing games on wet days.

First Floor

Main Bedroom
A large master bedroom with a super king size double bed (which can be split on request into single beds), a large wardrobe and windows to front and rear. There are two bedside tables both with touch sensitive lamps and Bluetooth speaker.

There is plenty of space for cots if required.

The ensuite bathroom is equipped with an electric shower, wash basin and a toilet.

Bedroom 2
Looking out at the garden this large bedroom is equipped with a with twin beds (which can be combined as a super king size double bed on request) and plenty of wardrobe space

Bedroom 3
A cosy bedroom with double bed (which can be split into two single beds on request), cupboard space, seating and bedside tables and lamps.

Bathroom
Tiled and fitted with an electric shower, toilet, wash basin and toilet, with a large cabinet in which to store your toiletries.

Outside
The garden is fully enclosed by stone walls and the house. It has a small lawn surrounded by flower beds, and two paved areas with outdoor furniture, a barbeque and a large wooden children’s playhouse.

Area Info
The house is located in the centre of the little village of Aberffraw, just next to the beautiful quiet (and dog friendly) beach of Traeth Mawr.

Aberffraw has a lovely café which serves great food during the day. The village also has a small local shop at which basics can be purchased.

The estuary beach is 5 minutes’ walk and you are likely to see all sorts of wading birds – both local and migratory.

The sea and Traeth Mawr are around 10 minutes’ walk along the estuary.

Further beaches (15, 30 and 45 minutes’ walk) can be found by walking north west along the coastal path – which passes through Aberffraw.

The coastal path continues up to the beautiful bay of Porth Cwyfan – which is 3 miles walk away – it has a church on a small island in the bay which can only be walked to at low tide.

Rhosneigr is 10 minutes’ drive away and has a number of shops, cafes, pubs and restaurants. The beach is beautiful with no dog restrictions and is the location of many water sport activities during the season.

    I’ve been back to this property three times now at different times of the year and had a wonderful time on each occasion. I’ve visited with family and separately with groups of friends and always found the property to be immaculate, cosy and practical. I’ve also worked from home there as there’s plenty of work space and good wifi connection. Our friends brought their dog along and the utility/sun room at the rear meant they could clean him up easily after he’d chased birds across the huge sand dunes and beach. The garden at the rear is a real suntrap perfect for a post walk sundowner.

    The local area is a great start for coastal walks where we saw an otter, seals and lots of Sandpipers. After our walks we’ve relaxed with a pint at the local pub which serves food. I love the fact that the village is peaceful but Rosneigr is only a few minutes’ drive away with some excellent restaurants. The cottage has a really useful collection of local guide books and maps and I’ve found the owners to be really helpful when dealing with any day-to -day issues. Definitely recommend visiting before this quiet corner gets busy.
